Land Use Regulation, the Redevelopment Premium and House Prices

This seminar will explore the effect of upzoning (i.e., a relaxation of restrictions on residential density) on property values using a rich dataset of residential sales transactions. The option to redevelop a residential property can carry a significant positive premium. Existing literature has examined how this redevelopment premium is affected by the inherent characteristics of a property, comparatively little research has focused on how land use regulations (LURs) interact with these characteristics to affect property values.

About the presenter

Ryan Greenaway-McGrevy joined the department of Economics at the University of Auckland in July 2014. Prior to this he was a Research Economist in the Office of the Chief Statistician at the Bureau of Economic Analysis (BEA) in Washington DC. Ryan is the Director of the Centre for Applied Research in Economics at the University of Auckland.
